'Tokens' are the new bricks: how to invest in homes with 100 euros

The platforms look for apartments to rent and promise an average profitability of 12% annually.

The formula, which started in the United States and is incipient in Spain, democratizes entry into a sector that was only affordable for those who had, or could obtain, large amounts of capital. Although, like any investment, it is not without risks.

Tokenizing a flat, something possible thanks to blockchain technology, means dividing it into smaller parts that are represented by tokens. The investor, who can acquire the tokens he wants through a completely digital process, receives the returns generated monthly, either from the rental or sale of that house.

You have to choose companies that give you confidence and have credibility. Furthermore, it is important that the platform offers security tokens and, therefore, they are subject to the regulations set by the CNMV. Another danger of these investments is that a crisis is triggered in the real estate sector and that the rental and sale prices of houses plummet and the expected returns are not achieved. It is possible to disinvest in the secondary market and, in fact, this week the Reental platform has launched a P2P marketplace for the purchase and sale of real estate tokens between individuals, without intermediaries, although it offers less liquidity than the stock market.

The next few years we will move in a tokenized economy.
